The main house, with four bedrooms plus den and five baths, features heavy oak beams and ceilings reclaimed from the site and miles of shiplap wall detailing. A formal entry plus staircase hall lead to the living, dining and kitchen overlooking water views. Old world crafted masonry fireplace and Savannah Grey brick wall anchor the living area. Highly detailed woodwork with solid oak doors and high-quality hardware. Hand-built custom cabinetry is featured in the kitchen, complete with all Viking appliances, including the gas range and double hood venting. A large pantry compliments the kitchen with an overabundance of storage and a second Viking refrigerator and dishwasher. A separate mud room and utility room are off the kitchen and easily connect the breezeway to the garage. Powder room highlighted by a petrified wood sink. Custom pecky cypress ceiling highlights the den. Wide oak plank flooring compliments the slate running down the spine of the main house throughout the master bath. Full front entry porch and large back porch and brick patio complete the outdoor living.

The master bedroom is uniquely separated from the main house, a sense that it is its own cottage. Overlooking an expansive and ever-changing marsh, the open beamed vaulted master features a masonry fireplace and bar. French doors walk out onto a covered sitting porch. Freestanding bath and separate black herringbone tiled shower are complimented by his and hers marble vanities; heated floors the ultimate luxury. Enclosed toilet, linen closet and oversized vaulted ceiling closet with custom woodwork and cabinetry finish out the “master cottage”.

The main house second floor is approached with an iron and oak railing staircase and features a family room with bar. Bedrooms with attached baths, two step out on to a 180-degree water view deck. A large, conditioned storage area is accessed on the floor.

The two-bedroom cottage is complimented by old-world pine woodwork, custom cabinetry and a full complement of appliances and custom oil-drum hood. The living area highlights a beamed vaulted ceiling and masonry fireplace. Rustic ceramic tiled bath with freestanding tub and washer / dryer closet. Sitting porches front and back.

Additional living area over the garage features an old-world vaulted tin roof ceiling and oak flooring. Kitchen area and bath along with a bedroom area.

Garage for three cars features carriage doors and out-swing openers – not designed for oversized SUV trucks. Attached is a workshop connected to the garage with carriage doors.

Two outbuildings include a water shed and yard tool and equipment shed. Reverse osmosis water system with 1,000-gallon storage tank, double filtration, and high-pressure pump. Generators service the main house / garage and cottage.

Fully landscaped which includes the centerpiece Overcup Oak and Dogwood lined driveway. A fire pit overlooks the waterfront, complete with dock, pier, and covered pier-point – electrical for boat-lift and water at pier.

Restoration Hardware interior designed and furnished, available turnkey.

Occupancy permit May 2021.

Architectural Concept

The great romantic Southern character of the site, something that reflects the Lowcountry traditions.

A waterfront compound that’s unassuming and inconspicuous, but a closer look reveals a home that draws drama not from its presence but from its surroundings. You can barely make out the contours of the house through a screen of live oaks swathed in Spanish moss.

Lies half-hidden in that tidal estuary is a low-slung compound of the main house, guest cottage and carriage house. Modeled concept after the scattering of barns, smokehouses, and sheds that accrues on plantation grounds…..a tin-roof kind of place—a “fish camp”.

This unity with the landscape continues inside, where nearly every room enjoys a view of the coastal setting Throughout the main dwelling, touches of reclaimed wood with a weathered patina sets a rustic-meets-refined tone. This eclectic use of materials provides a backdrop where traditional antiques and contemporary art are equally at home. Butt board walls, oak plank and tongue-and-groove ceilings, and reclaimed woods, including hand-hewn beams salvaged from the site. Metal roof also pays homage to buildings that arose there in centuries past. Heavy rough-cut nominal timber exterior finishes. Savannah Grey antique bricks round out the texture of the buildings.

The charm of the native ecosystem and the views of its abundant wildlife across an ever-changing marsh, weaving together distinct and humble structures to compose a harmonious home.

The Site

Bailey Island Club is a textbook example of how to develop a pristine barrier island.  Bailey Island has a rich history that makes it very special to Edisto.  Originally home to two plantations: Bailey and Mikell.  Both the Baileys and Mikells were very prominent Edisto families.

Bailey Island is just over 1000 acres surrounded by the South Edisto River on two sides, the St. Pierre, and Bailey Creek.  There are only 32 waterfront lots with 410 acres in a permanent conservation easement that all members are allowed to use for various recreational activities.  The easement is controlled by the SC Nature Conservancy and is part of the ACE Basin.

Lot 14 is a high bank water frontage and is nearly 20 feet above sea level. The lot is 4.76 acres, 4.53 acres to the critical line.
